Architect submits plans for 42-story build-to-rent tower in Ilford

ColladoCollins Architects has put forward plans for a 42-story private rental residential tower opposite Ilford station in east London. 
 
The practice handed in documents to the London Borough of Redbridge for a development providing 380 apartments at One Station Road. 
 
The skyscraper scheme will occupy the site of the former Bodgers discount department store, which closed earlier this year.  
 
Backed by the build-to-rent development arm of Access Self Storage, the scheme would also include 144 affordable homes on a separate site - currently the Recorder House office building in High Street nearer to Seven Kings station. 
 
The design and access statement says: “The building steps back to allow for adequate daylight to its surroundings while providing public realm space on the corner of Station Road and Cranbrook Street.’ 
 
It adds: “Two asymmetrical steps are created on levels 32 and 37 to reduce the building’s massing.” Terraces and amenity areas are introduced at these levels. 
 
The scheme will include 615 square meters of retail space, almost 2,000 square meters of office space, 322 square meters of new public realm and enhancements to the Bodgers Arcade pedestrian link. 
 
More than six in 10 of the apartments will be one-bedroomed, with the remainder two-bedroomed. One in 10 of the two-bedroomed units will accommodate wheelchair users. 
 
A major refurbishment of Ilford station is due to complete shortly to prepare for Crossrail services.
