Approval Gained for Second Phase of Manchester’s Viadux Scheme

Salboy Group has received planning approval for the second phase of its Viadux development in central Manchester, featuring two new high-rises to be built by partner contractor Domis. 

The centerpiece will be a 76-story building which will include a 160-room hotel, a restaurant, and 452 branded residences in collaboration with luxury brand Nobu Hospitality. A second, 23-story building on Bridgewater Street will offer 133 affordable apartments.

Salboy Managing Director Simon Ismail described the project as a “crowning feature” for Manchester, adding that Viadux will transform approximately 7432 square meters (80,000 square feet) of a brownfield site and deliver nearly 1,000 homes near the city’s business, retail, and leisure hubs.

Designed by Manchester-based architects SimpsonHaugh, the full Viadux masterplan incorporates the restoration of a Grade II-listed viaduct and aims to blend high-quality private and affordable housing with landmark architecture. Ian Simpson, Co-Founder of SimpsonHaugh, called the scheme “a beautiful and elegant mixed-use building that will define the Manchester skyline.”

Construction is expected to begin later in 2025.
