Applications Submitted for Proposed Residential Project in Toronto

A condominium building is being planned for Etobicoke's Humber Bay Shores, a Toronto neighborhood. Marlin Spring Developments has already submitted the Official Plan Amendment and Zoning By-Law Amendment applications to the city of Toronto for 2189 Lake Shore Boulevard West.

The proposed project is designed to be 198 meters (650 feet) tall. The building would have a gross floor area of 44,915 square meters (483,460 square feet). When compared to the site, the project's floor space index would be 16.4.

The 59-story mixed-use building features balcony guards on all sides that form a sinuous modulating pattern on the building's four faces. The ground floor has 665 square meters (7160 square feet) of retail space. The second floor will contain residential storage lockers, bike storage, and mechanical/electrical rooms. The third and part of the fourth floor will feature both indoor and outdoor roof-top amenity space.

Residential units will start at the fourth level and go up to the top level. The majority of units would be one-bedroom units with dens, with studios to three-bedroom units also available. 

If approved, this building will rise next to Eau Du Soleil, a complex that completed in 2019.
