A Solar-Powered Office Tower has been Given Approval in Melbourne
Developed by Cbus Property, the newly approved office tower at 435 Bourke Street is in the heart of Melbourne’s CBD and will feature a “solar skin” facade.
The now permit-approved building has been designed by Bates Smart to achieve net zero carbon in operation, with 20 percent of its all-electric base building electricity requirements generated by translucent, vertical glass photovoltaic panels on its facade. This collected energy coupled with all-electric operations is said to help the tower save 430 tons of carbon dioxide emissions a year.
The 49-story tower with an estimated cost of USD $708.8 million (AUS$1-billion), will have 60,000 square meter of net leasable office space. The project had been originally delayed in 2020 due to the COVID pandemic and was refiled with a redesign in 2021. The office tower will feature a sky garden, along with several landscaped open-air and mixed-mode terraces as well as an atrium, 1300 square meters of ground floor retail space and 116 carparks. It will also house a four-level wellness hub and provide parking for 600 bicylces. Several landscaped open-air or mixed-mode terraces will be across its top six levels that will capture the 360-degree views across Melbourne’s sports precinct, the Treasury and Fitzroy Gardens, Yarra River and Port Phillip Bay.
The building is targeting a 6-Star Green Star New Buildings rating and a Platinum WELL certified rating, and will be powered by offsite renewable electricity.
