58-Story Residential London Development is Approved after Redesign
The 4 Portal Way development in Acton, West London, has received planning approval following a redesign by Apt, reviving a 58-story project that had been on the boards. Set to replace a nine-story Holiday Inn, the scheme will bring it into the realm of being one of the UK’s tallest residential buildings once completed, accompanied by a 44-story neighboring tower.
Approved by the Old Oak and Park Royal Development Corporation (OPDC), the project, led by Aldau Development, includes 669 residential apartments, a 90-key 4-star hotel, and ground-floor retail and hospitality spaces. The mixed-use development aims to create a vibrant new destination, enhancing the public realm with improved pedestrian and cycle connections and fostering a sense of community.
The scheme combines Build-to-Rent and affordable housing with retail and hospitality, activating the area through welcoming public spaces. A canopy feature will invite locals and visitors to engage with the site as a social hub. Sustainability is a key focus, with upgrades to pedestrian pathways and access to local cycling networks.
Director and Project Leader at Apt, Bram van der Wal expressed excitement about contributing to North Acton’s evolving Southern Gateway cluster, while Niall Watters of ALDAU Development praised the collaborative effort behind the design. The development promises to bring much-needed homes and a hospitality-driven approach to West London’s real estate landscape.
