55-Story Building Proposed Near Toronto's Expanding Transit Hubs
A 55-story mixed-use building has been proposed at 147 Liberty Street in Toronto’s Liberty Village. If approved, the building's base design will incorporate heritage elements of early 20th-century commercial brick buildings on the site that once housed the S.F. Bowser and Company Factory and Arlington Company of Canada Factory
The site is located in the western half of Liberty Village and covers 2,673 square meters at 147 through 151 Liberty Street and 54 through 68 Fraser Avenue. Applications were submitted for Official Plan and Zoning By-law Amendments because the site is currently zoned as employment lands. Its proximity to the Exhibition GO station on the Lakeshore West line and the under-construction Ontario Line 3 aligns with provincial goals for increased density near transit hubs, favoring the proposal's higher FAR.
The high-rise will have a Gross Floor Area (GFA) of 44,380 square meters, with 43,240 square meters designated for residential use and 1,140 square meters for office space. The ground floor will include 574 square meters of office space along Liberty Street, with an additional 567 square meters on the second floor. Heritage elements include the retention of 147 Liberty Street in its current location and the preservation of the east facade of 58 through 66 Fraser Avenue.
For the residential component of the program, it proposes 732 units with 1,269 square meters of indoor amenities and 930 square meters of outdoor amenities on levels 2, 3, and 30. Six high-speed elevators will serve the building, averaging one for every 122 units. Parking will include one underground level with 30 spaces, designating 27 for visitors and three for residents. There will be 662 long-term and 74 short-term bicycle storage spaces, supported by nearby bike lanes and cycling trails.
The site is within walking distance of public transit options, including the 504 King streetcar and Dufferin and Ossington bus routes. Located about a six-minute walk from the site is the Exhibition GO station, which is being expanded to include Ontario Line 3 as its western terminus.
