35-Story Buenos Aires Office Building Set to Complete by 2025
Avenida Cordoba 120 is a 35-story office tower designed by international architecture firm Foster + Partners, and is strategically located at the intersection of Buenos Aires' historic city center and the main entrance to Puerto Madero. The skyscraper's triangular form maximizes views towards the Rio de la Plata River, establishing a distinctive presence on the city skyline.
Designed to be sustainable, the building integrates lush public spaces on the ground floor, including a raised garden above a café, offering a relaxing environment for both office workers and the public. This greenery extends through the upper floors, creating seven triple-story terraces for outdoor meetings and gatherings, complemented by five internal atria that reflect the building's organizing principles.
The office spaces are designed like villages with open central spaces, allowing for visual connections across different levels. The building offers up to 20 different floor plan options based on four basic layouts, providing organizations with flexibility and choice. Access to the building is facilitated by terraced steps and escalator banks leading up to the raised entrance lobby, and an emphasis on accessibility with a cycle ramp towards the south-eastern point.
The design employs a limited material palette, including wood, light-colored concrete, and polished stainless steel. The stainless-steel facade is built around a "picture frame" principle, and frames views of the city while also providing a reduction in heat gain. The building aims to achieve a LEED Gold rating for its sustainable features. Originally commissioned in 2019 with construction starting in 2020, the Avenida Cordoba 120 is expected to be completed by 2025.
