25-Story Residential to Replace Low-Rise in Proposal for Central Ajax

Proposed for central Ajax at the northeast corner of Harwood Avenue South and Kings Crescent is a 25-story mixed-use high-rise designed by KIRKOR Architects and Planners for Brosko Property Management, operating as Kingscourt Holdings. The development would replace three low-rise brick apartment buildings known as the Red Bricks, originally built in 1953 during a post-war housing boom. A heritage review found the buildings ineligible for protection under the Ontario Heritage Act. Tenant relocation is not expected before early 2026.

A Site Plan Approval application has been submitted for the proposed building at 145–149 Kings Crescent. It is designated to reach 85.4 meters and will have an 8-story podium and contain 335 rental units, including 34 affordable units under CMHC’s MLI Select program with a 10-year affordability commitment. The building will include 28,354 square meters of gross floor area, with 214 square meters allocated to retail at the podium’s southwest corner. Amenities will span the ground and ninth floors, offering 684 square meters of indoor area and 670 square meters of outdoor space. Served by three high-speed elevators, the project exceeds the site’s permitted density with a Floor Space Index of 7.28, but aligns with the Town of Ajax’s Tall Building Guidelines.

Parking includes 298 vehicle spaces with 175 below grade, 118 above grade, and 5 at grade. A total of 353 bicycle spaces are also included in the proposal. The site is located 2.5 kilometres from Ajax GO Station and served by four DRT routes, and additionally benefits from nearby cycling infrastructure.
