23-Story Building Tops Out in Toronto’s Summerhill Neighborhood

The 23-story rental development, The James at Scrivener Square, has reached its full height, now standing at 88.2 meters over Toronto’s Summerhill neighborhood. Located at 5 Scrivener Square on the east side of Yonge Street, the project is a collaboration between Tricon Residential and Diamond Corp, with COBE Architects as the design architect and Graziani + Corazza Architects as the architect of record.

Construction has progressed steadily for this project. In December 2024, the lower podium levels were enclosed in white tarp as bricklaying continued, while white precast concrete cladding was installed up to the ninth floor. In January 2025, the tarps were removed from the northwest corner of the podium, revealing hand-laid brickwork with a stepped layering detail. The glazing, segmented by aluminum mullions and capped with metal louvers, was largely complete on the lower podium levels. Precast cladding had reached the tenth floor and continued to rise, while glazing and spandrel panels covered much of the upper podium. As of February 2025, brick installation on the eastern lower levels is progressing, while glazing is installed up to the sixth floor with some sections reaching the seventh. The upper levels will feature a shadowbox curtain wall system with aluminum framing and Juliette glass guardrails.

Upon completion, The James at Scrivener Square will deliver 127 luxury rental units, adding to the growing high-end residential offerings in Summerhill.
