18-Story Residential Building Proposed Near Vancouver Rail Station
A 1969-built three-story building with 35 apartments is set for being demolished to make way for a proposed redevelopment of a 18-story, mixed-use high-rise with 146 rental homes and retail/restaurant spaces at 254 East 12th Avenue. This project, by Prospero International Realty, Five Mile Holdings, JTA Development Consultants, and Studio One Architecture, will be 181 feet tall, featuring 117 market rental units and 29 below-market units in line with the City’s Broadway Plan.
The unit mix includes 47 studios, 48 one-bedrooms, 36 two-bedrooms, and 15 three-bedrooms. Shared indoor and outdoor amenities will be on the fourth and rooftop levels. The ground floor will offer 4,600 square feet (472 square meters) of commercial space. The building will have a total floor area of 109,000 square feet (10,126 square meters) and a FAR density of 6.79, with three underground levels for 74 vehicles and 369 bike parking spaces. The site is an eight-minute walk from the future Mount Pleasant SkyTrain Station.
