18-Story High-Rise in Oshawa, Canada will Provide Accessible Units
At its June 17, 2025 meeting, the Oshawa Accessibility Advisory Committee (OAAC) reviewed a proposal by Central Clear View Developments for a new 204-unit high-rise at 39 Athol Street West, with a strong focus on accessibility. Of the total suites, 31 units (15 percent) will be constructed as accessible units. The development will include 127 parking spaces, five of which are accessible, distributed across four above-grade and one below-grade levels.
The project incorporates numerous accessibility upgrades throughout, meeting and exceeding Ontario Building Code (OBC) and Oshawa Accessibility Design Standards (OADS) requirements. Hallways will measure 1600 millimeters in width with adequate clearance near doors for maneuverability. The building will have level access from the sidewalk, power door operators on entrances and common areas, and accessible paths of travel throughout.
Key accessibility features include audio and visual suite notification systems for guests, Braille signage, and colour-contrasted finishes. All common amenity levels feature accessible washrooms, including a universal washroom on the 18th floor equipped with an emergency call system and adult change table.
Level 1 includes a residential lounge, retail space, and pet wash area. Level 2 will feature a gym with accessible equipment and facilities. Level 6 offers a kids' playroom and business centre, while Level 18 houses entertainment and party rooms.
An outdoor terrace with barrier-free access and step-free transitions will also be provided, with directional signage throughout. The committee welcomed the developer’s commitment to creating an inclusive environment and applauded the integration of thoughtful accessibility features across the entire building.
