10-Story Toronto Building Design is Revised to Become a 25-Story High-Rise

A proposed development at 23 Greenbriar Road in North York’s Bayview Village in Toronto has been significantly revised, with plans for a 10-story mid-rise now expanded to a 25-story high-rise. The updated proposal from Towncorp Investments, Cranson Capital, and Plaza reflects efforts to address Toronto’s housing crisis and capitalize on the site’s location within the Major Transit Station Area (MTSA) for Bessarion station on Line 4 that allows for the increased density.

The revised design by BDP Quadrangle increases the building’s height to 85.7 meters and doubles the unit count from 169 to 326, including 24 replacement rental units. The new plan enhances pedestrian interaction with a five-story podium, replacing the previously planned seven-story base, and offers 1,314 square meters of amenities split between indoor and outdoor spaces on the ground and sixth floors.

The gross floor area in the new design is 21,734 square meters, with a Floor Space Index of 6.53. Parking provisions have been reduced to align with transit-oriented living: a two-level underground garage will provide 111 spaces (91 for residents, 20 for visitors), while bicycle parking increases from 140 spaces to 256 spaces, emphasizing sustainable mobility.

This redevelopment responds to feedback from city officials and broader calls for a greater urban density, aiming to transform the current low-rise site into a transit-friendly residential hub.

The increased height and density is reflecting a trend developers taking advantage of increasing building density in the city of Toronto. CTBUH reported on 2810 Bayview Avenue in August 2024, which went from an original 7-story design to applying for a 42-story building.
