A Toronto developer is proposing to tear down the Princess of Wales Theater and create a new three-tower condominium project designed by Frank Gehry. The project would include more than 2,600 condos, with the tallest tower reaching 85 stories.

The scale and ambition of the project proposed by David Mirvish, owner of the theater, is sure to create controversy.

“It is turning up the volume in an incredible way,” architect and urban planner Ken Greenberg told the Globe and Mail.

Mr. Mirvish said the project, which includes gallery an student space, will transform the city’s entertainment district.

“I am thinking about the legacy we want to establish here,” Mr. Mirvish told the paper. “What we’re trying to do is identify the centre of the entertainment district and the heart of downtown so we have something iconic on the horizon that says you are in Toronto and it is a distinguished and distinct place.”

But the plan is already drawing criticism. A blog in the Globe and Mail labeled the plan “sheer folly.”
