|SEATTLE - CTBUH Seattle hosted a site tour of Urban Visions’ West Edge Tower in downtown Seattle on Thursday, 22 February. The tour, led by Urban Visions and Sellen Construction Company, Inc., featured a blend of completed and in-progress spaces throughout the tower. |
Participants first met at the Sellen Construction Company office for a brief overview of the project before exploration of the tower. The group then embarked on a tour of West Edge, which is set to be completed later in 2018. It was developed by Urban Visions and structurally designed by Magnusson Klemencic Associates. The tower’s primary function is residential, though it has retail space on the ground floor as well.
West Edge is a 39-story luxury residential development located at the nexus of Seattle’s downtown central business district, vibrant retail shopping core, and Pike Place Market. The project celebrates the local spirit and international perspective of the Pacific Northwest, and is reinvigorating the Pike/Pine corridor with its upscale, thoughtful design and active street-level uses. Given the location and scale of the project, each residential unit has incredible views of the Puget Sound, the Cascades, and downtown Seattle. It was designed with the surrounding architectural trends in mind and bears resemblance to nearby Seattle Tower, with its dark brick lower floors and glass-dominated upper floors. West Edge was developed with an emphasis on sustainability, targeting LEED Gold certification, and seeks to create a healthy environment for tenants.

|Situated at the southeast corner of 2nd Avenue and Pike Street, West Edge has many of the same amenities as many new apartment towers in Seattle, including rooftop decks, a dog run, a gym, a library, and other entertainment rooms. There is also a restaurant with outdoor dining space and views of the city. What sets it apart is the larger apartment sizes and extra-upscale upgrades to the common areas. Average unit size is around 925 square feet, which is larger than most local competitors more typically in the 750 square-foot range. Units boast floor-to-ceiling windows, new appliances, and plentiful bathroom space. West Edge also has eight penthouses available with customizable finishes.|
Residential floors are 9 feet, 10 inches floor to floor, while the eighth floor, which provides retail and amenity spaces, is 15 feet, 2 inches. The floor slabs are 8 inches thick and the building sits on a 10-foot-deep mat slab with five levels of below grade parking for 244 stalls. Minor schedule delays arose due to existing structure that they encountered while trying to bore the piles.

|The site of West Edge was formerly occupied by the MacDougall & Southwick department store until its closure in 1966. It was later demolished and remained a surface parking lot until various plans for development were proposed. After several scrapped proposals, architect Tom Kundig of Olson Kundig Architects designed a final plan in 2014. Sellen began construction on the site in July 2015, and it was topped out with 39 floors by August 2017.|
After the tour, participants met up for a social happy hour at Elysian, located just kitty-corner to the project.
Attendees were treated to expansive views of Elliot Bay on the roof of the building.
