NEW YORK – The CTBUH New York Chapter held an event hosted by FullStack Modular at its factory in Brooklyn. James Murray-Parkes, Science and Engineering Director, Multiplex Innovation Group, traveled from Melbourne, Australia to present his new book titled Handbook for the Design of Modular Structures in collaboration with Monash University, eliciting great interest in the developing standards for pre-fabricating modular buildings. Joining Murray-Parkes in a panel discussion moderated by Kate Scott, RA, Director of Special Projects, WeWork, were Roger Krulak, CEO, FullStack Modular; Isaac-Daniel Astrachan, AIA LEED AP, Principal, Stephen B. Jacobs Group; and Eric Van Hook, Project Executive, Turner Construction

First, Murray-Parkes presented the Handbook, which organizes all the information needed to understand the working parts of developing a pre-fabricated project. The book outlines pertinent information for designers, architects, and engineers when approaching modular construction in a building project. Based on years of experience collating detailed information across disciplines, Murray-Parkes presented a synopsis from the book that highlighted key factors to be aware of throughout the design and construction process.

Following Murray-Parkes’s presentation, Scott preceded to engage the panelists, who had experience contributing to modular projects across multiple disciplines and through the timeline of the project’s development. The panel was able to bring the discussion home to the modular projects developed by the professionals in New York City. Developers in New York tend to be a bit risk-averse, and modular construction needs a “critical threshold” for projects to be effective, panelists said. Once that standard is met, then projects can be expanded in multiple ways in the New York market.

From the discussion, it was easy to conclude that from a design and construction standpoint, it is key to have a construction manager on board from the start. Due to the high level of detail in designing and coordinating the construction process, construction sequencing must be considered from the beginning, and coordination between trades should be managed by a colleague experienced in construction management. This is crucial to minimizing field assembly time, panelists said. Connection design must also be determined early on, as it contributes to a significant portion of the building cost and construction/assembly time.

Attendees showed great interest in the topic and participated at a highly technical level. Collectively, the group was able to escalate the conversation into a thoroughly engaging discussion about the state of modular construction in the tall building industry. Afterward, most of the audience lingered to continue talking about the subject.

Additionally, FullStack Modular offered to give tour of its manufacturing facilities, led by an associate who manages and plans the process of fabricating the building units. Attendees were able to learn about the different assembly stations and stages of construction, and the level of detail involved in decision-making prior to delivering modules to the site.
