SEATTLE – Development in the Seattle South Lake Union neighborhood over the past five years has been off the charts. With many of the more desirable lots already taken, Touchstone Development, Lease Crutcher Lewis (LCL), Magnusson Klemencic Associates (MKA), and Perkins+Will (P+W) teamed up to tackle the Troy Block, bounded by Harrison and Thomas Streets to the north and south and Fairview and Boren Avenues to the east and west. Max Cummings, Project Engineer, LCL, and Sarang Gokhale, Architect, P+W, provided a glimpse into the lessons learned and challenges overcome throughout the project’s development, including excavation on the sloped site and structural challenges of maintaining the historical façade of the old Troy Laundry dry cleaning facility that previously occupied the site.

The project features a public breezeway starting from its southeast corner, meandering into a grand courtyard, then down a series of steps, eventually leading to Boren Avenue on the west side of the block. Gokhale described the desire to provide a public walkway between the two office buildings. Board formed concrete methods were used at the concrete walls of the breezeway and at the courtyard for the columns and retaining walls to match the existing construction. The old Troy Laundry signage will hang within the public breezeway. 
 
Cummings led the group through the North tower, as the South tower is currently fully occupied. One of the challenges in the structure was coordinating the post tensioning (PT) tendons with the Halfen anchors that support the building’s curtain wall. PT tendons were modeled with the anchors and splayed at the slab edge.
 
The tour provided significant insight into dealing with the challenges and opportunities of carrying a historic façade through a curtain wall system as well as maintenance of a historic façade throughout the construction process.
