CHICAGO – The Young Professionals Committee (YPC) of the CTBUH toured the under-construction OneEleven, a 60-Story luxury rental tower in Chicago. The tower, located on the Chicago River at the corner of Clark Street and Wacker Drive, adjacent to Wolf Point, will house 504 apartments. The project was initially called Waterview Tower, which was intended to become a 90-story building. Unfortunately, due to the economic crisis, the project was brought to a halt in 2008. A 28-story, half-complete exoskeleton haunted Wacker Drive for several years. Related Midwest acquired the 28-story skeleton in 2012.

New construction on OneEleven
A new architecture and engineering team was appointed, including Handel Architects, Epstein, Cosentini Associates, and Halvorson and Partners. The project in the first order was a rehabilitation of an existing structure. Challenges included settlement of south alley, the need to remediate faulty foundation waterproofing, and driving new holes for new MEP risers in the existing building.
There were many limitations, due to the existing column layout. In order to work around the existing column structure and allow for a new floor column layout, Halvorson designed a 5-foot (1,520-mm) deep transfer mat. The mat was laid down in two pours. This allowed Handel to work off a new column layout without compromising the unit square footage due to the existing columns below. After learning about the project, the YPC was led on a tour by Eric Fenske of Halvorson and Andy Gush of Lend Lease, the project’s contractor.

The YPC members were allowed to preview a number of the units before occupancy. The apartments had great views looking out into the Chicago River. The YPC tour was able to view the implantation of the curtain wall zippers utilized in the project. Once the group was finished with the interior spaces, they then ascended to the sky deck. The sky deck provided a smooth transition from interior to exterior space, as the pool doors folded open for its users.

After the tour, the YPC attendees were pleased to have witnessed the transformation of an abandoned tower into a high-end luxury hotel. Once the tour was completed, a social networking event was held for the tour participants.
